We provide asset management services on 10+ shopping centres including the recent appointment at Victoria Leeds, have recently delivered a new iconic live entertainment venue in Swansea, are on site delivering a leisure led mixed use development in Chester and re-planning the core of Newcastle City Centre.

Job Role

We are seeking a commercially aware and outgoing individual with analytic skills to work in one of the leading UK businesses focused on the management and transformation of retail places. The successful candidate will join the asset management team as Asset Manager reporting to one of the Directors. The role will involve supporting a lead Director in the asset management of several assets across the portfolio with the opportunity to have direct exposure to a diverse set of partners, investors, and occupiers.

Many town centre retail assets need repurposing and/or repositioning to align them more closely with their catchment markets and ensure they are functionally relevant. This role will involve all aspects of asset management including the creation and implementation of business plans principally designed to develop and enhance net income and value. The business plans may involve alternative uses such as residential, office and leisure and an important part of this job will be to challenge traditional thinking of how retail centres work, how they are marketed to consumers and seek to identify suitable scheme strategies accordingly.

In addition to the asset management responsibilities, the successful candidate has the opportunity to assist with the due diligence on investment purchases and sales.

Duties/Responsibilities

  • Work closely with a lead Director on Asset Management projects across the portfolio.
    Develop and implement value-add strategies for individual assets under management.
  • Contribute to the formulation of annual business plans for each asset.
  • Implementation of the agreed asset business plans to deliver net income targets.
  • Manage and execute all leasing and major lease events in line with asset strategy (to include lease re-gears, lease renewals, rent reviews, surrenders and forfeitures) to achieve optimized returns.
  • Identify and manage capital expenditure for projects in line with business plan.
  • Implement and oversee refurbishment programs and asset repositioning.
  • Manage third party service providers including: letting agents, solicitors, property managers, marketing agencies and building surveyors.
  • Develop strong working relationships with clients.
  • Interact with occupational tenants to understand their evolving requirements and needs.
  • Taking an active role in reporting, both internally and externally, through a variety of
  • Work with the managing agents to review and agree annual service charge budgets and understand any implication on lettings, renewals, etc.
  • Work with the property management team, to ensure successful delivery of the day-to-day management including arrears management.
  • Monitoring and ensuring the managing agents are keeping the tenancy schedule information accurate and up to date.
  • Assisting with any required due diligence for UK acquisitions and sales.

Candidate’s Skillset/Qualities

  • MRICS (preferred but not essential)
  • Previous asset management experience.
  • Dedicated work ethic and a willingness to learn and a “can do” attitude.
  • Strong analytical skills
  • Willingness to question/ challenge and improve every project constantly
  • Strong commercial acumen.
  • A flexible and proactive approach.
  • Good attention to detail.
  • Experience of retail, leisure or F&B an advantage.
  • A good understanding of Landlord and Tenant legislation.
  • Excellent communication and negotiation skills.
  • Excellent Microsoft Office skills (Word, Excel, PowerPoint).
  • Excellent time management and ability to prioritize workload.
  • Good analytical and problem-solving capabilities.
  • Ability to work independently and collaboratively within a team framework.
  • Self-motivated and organized
  • Outgoing personality with a sense of humour.
