We provide Asset Management services on 12 shopping centres and our Development Management team are currently working on the regeneration of a number of urban locations following the recent completion, among other things, of a new iconic live entertainment venue in Swansea and leisure led mixed use development in Chester. We are also re-planning the core of Newcastle City Centre and have been appointed by Shropshire Council to lead the mixed use regeneration of Shrewsbury town centre.

Job Role:

We are seeking a commercially aware, outgoing, and energetic individual to work in one of the leading UK businesses focused on the curation and transformation of retail led places within towns and city centres. The successful candidate will join the asset management team as Senior Asset Manager/Asset Manager reporting to a Director of Asset Management.

Many town centre retail assets need repurposing and/or repositioning to align them more closely with their catchment markets and ensure they are functionally relevant. This role will involve all aspects of asset management including devising leasing strategy, exploring new revenue schemes, and the creation and delivery of business plans to enhance net income and value whilst managing costs. The business plans may include alternative uses such as leisure and offices, and an important part of this role will be to challenge traditional thinking of how retail centres work, how they are marketed to retailers and consumers, and to seek to identify forward thinking strategies accordingly. The successful candidate will be an integral part of the Asset Management Team contributing to key asset decision making as well as ensuring there are strong relationships with investor partners, external leasing agents, property managers and centre management teams.

 

Key Duties & Responsibilities:

  • Work closely with a Director in relation to Asset Management projects across the portfolio.
  • Input into the annual business plans and forecasts providing ideas for the future leasing vision for assets.
  • Input into quarterly financial reporting and valuations.
  • Implement the agreed annual business plan to deliver targets for net income, occupancy rates, transaction flow and ERV growth.
  • Lead, manage and execute all leasing and major lease events in line with the annual business plan (to include lease re-gears, lease renewals, rent reviews, surrenders and forfeitures).
  • Develop and nurture key occupier relationships to understand their evolving requirements and needs to optimise leasing success.
  • Manage third party service providers including: letting agents, solicitors, property managers, marketing agencies, building surveyors and business rates advisors.
  • Deliver the entire leasing cycle from initial interest, to obtaining approvals, managing the legal process, shop fit oversight to store openings and associated PR.
  • Oversee the asset commercialisation strategy and external team to drive income and activity.
  • Develop and implement value-add strategies for assets under management.
  • Identify and manage capital expenditure in line with business plan.
  • Implement and oversee refurbishment programmes and asset repositioning in collaboration with internal and external building surveying and development teams.
  • Develop strong and confident working relationships with clients.
  • Take an active role in reporting, both internally and externally.
  • Work with the managing agents to review and agree efficient annual service charge budgets and understand any implications on lettings, renewals, and asset NOI.
  • Oversee external managing agents to ensure efficient operation of the assets with a focus on debt recovery management and B2C marketing and events.
  • Monitor and ensure the managing agents keep the tenancy schedule information accurate and up to date.
  • Collaborate with external Property Management, Centre Management and Legal teams plus internal Finance, Development and Sustainability teams to support them on strategic leasing and asset management issues.
  • Collaborate, motivate, and develop more junior members of the asset management team to deliver optimum performance and knowledge sharing.
  • Assist with any required due diligence for UK acquisitions and sales.

 

Candidate’s Skillset, Knowledge & Qualities:

  • Previous asset management experience preferred with a proven track record in leasing and marketing large retail led assets/destinations..
  • Experience of leisure, F&B, wellbeing, or other service uses incorporated into retail led schemes an advantage.
  • Further qualifications and /or experience in agency or occupier businesses an advantage.
  • MRICS qualified (desired but not essential) with proven PQE.
  • Passion for retail, F&B, and leisure with a genuine interest to keep track of key trends.
  • Strong commercial acumen with an understanding of income, costs, managing budgets and delivering on business plans.
  • Excellent attention to detail.
  • A good understanding of Landlord and Tenant legislation.
  • Strong communication and negotiation skills.
  • Experience of incorporating ESG requirements into leasing strategies and agreeing these at HOTs or lease stage an advantage.
  • A strong work ethic.
  • Good Microsoft Office skills (Word, Excel, PowerPoint).
  • Excellent time management and ability to prioritise workload.
  • Analytical and problem-solving capabilities.
  • A flexible and proactive approach.
  • Ability to work independently and collaboratively within a team framework.
  • Confident presenter who can articulate recommendations verbally and written to influence decisions.
  • Self-motivated, committed, and organised
  • Outgoing personality with a sense of humour
  • Full UK Driving Licence
