Carillon Court, Loughborough
Carillon Court is well located in the heart of Loughborough town centre and comprises over 76,000 sq.ft of retail space in addition to having one of the main car parks in the town.
OBJECTIVE:
Immediately stabilise the cashflow, maximise NOI and execute a business plan that optimizes a sale of the asset as quickly as possible.
ACHIEVEMENT:
Carillon Court is a convenience retail focused scheme with a multi storey car park at the heart of Loughborough; occupiers include WH Smith, New Look, Vision Express and Body Shop. The asset had suffered significant decline as a result of wider retail market changes as well as the opening of a competing Tesco Extra anchored retail scheme where occupiers such as Next, JD Sport, M&S Foodhall took stores. Carillon Court had a high vacancy rate and faced significant short term income risk due to numerous lease expiries.
RivingtonHark were appointed as soon as the Fund took control of the asset and appointed the Receiver. We immediately addressed 3 key areas; cost, income security and car park operations. We were able to produce savings across the service charge and car park of 15%; analysed and increased car park tariffs to improve NOI by 30%; lease vacant units on short term flexi deals to mitigate void cost and activate space to support longer term leasing; agreed 10 renewal transactions (including the anchor stores) which translated into securing 25% of the total NOI.
Our work enabled the asset to be sold to a party we identified at a price ahead of expectations within 10 months of appointment.
